What Does a General Contractor Actually Do? (And Why You Need One)

Many Nigerians who are building for the first time ask the same question: “Do I really need a general contractor, or can I just hire the trades directly and save money?”

It is a fair question. The answer, in most cases, is that trying to manage a construction project without a general contractor costs more money, takes longer, and produces worse results than simply hiring the right contractor from the start.

Here is why.

The Role of a General Contractor

A general contractor (GC) is the professional responsible for overseeing the complete execution of a construction project. They sit between you (the client) and all the specialist trades — the block-layers, tilers, electricians, plumbers, carpenters, painters — coordinating their work so the project progresses in the correct sequence, on time, and to the right quality standard.

Think of a general contractor as the conductor of an orchestra. The musicians (trades) are skilled at what they do. But without a conductor coordinating timing, sequencing, and execution, what you get is not music — it is noise.

What a General Contractor Actually Does Day-to-Day

Pre-Construction:

  • Reviews your design and specifications
  • Sources and vets subcontractors and suppliers
  • Prepares a detailed programme of work
  • Orders materials and manages procurement
  • Sets up the construction site safely and correctly

During Construction:

  • Manages daily site operations and workforce
  • Coordinates the sequence of different trades (you cannot tile before you plaster; you cannot plaster before MEP works are done in the walls)
  • Monitors quality at every stage — rejecting substandard work before it is covered up
  • Manages the budget and flags any cost risks
  • Communicates progress to the client regularly
  • Handles problems as they arise — because they always do

Post-Construction:

  • Manages the defects liability period
  • Conducts snagging (identifying and fixing defects before handover)
  • Commissions all systems (electrical, plumbing, air-conditioning)
  • Prepares and hands over project documentation

Why Managing Tradespeople Yourself Usually Fails

Self-managing a construction project in Nigeria is possible — but it requires you to be available on-site daily, understand construction sequencing, know how to evaluate the quality of each trade’s work, negotiate with suppliers and contractors, and resolve disputes and delays.

Most clients who try this find that:

  • Trades show up out of sequence and create rework
  • Materials are purchased incorrectly or wastefully
  • Quality issues are caught late, after work is covered up
  • The project takes twice as long as it should
  • The final cost is higher than it would have been with a proper contractor managing the process

A general contractor charges a management fee or margin — but that cost is typically recovered through better procurement, fewer mistakes, and a shorter timeline.

What to Look for in a General Contractor in Nigeria

  • Demonstrated experience across multiple project types and scales
  • In-house technical expertise (not a “contractor” who just subcontracts everything)
  • Clear and detailed written contracts and quotations
  • A professional team with identifiable roles (project manager, site supervisor, engineers)
  • References and a verifiable portfolio
  • Transparency in billing and reporting

How to Choose the Right Construction Company in Abuja

Choosing the wrong construction company in Abuja can cost you millions of naira, years of delays, and serious emotional stress. Yet most people make the decision based on price alone or worse, on the recommendation of a relative who knows someone who “does building.”

This guide gives you a professional framework for evaluating and selecting a construction company in Nigeria whether you are building a home, renovating an existing property, or developing a commercial facility.

1. Verify Their Track Record Not Just Their Words

Any construction company can claim experience. What separates credible firms from unqualified ones is a verifiable track record: real projects, real clients, real results.

Before hiring a contractor, ask for:

  • A portfolio of completed projects with photographs
  • References you can actually contact (past clients, not just names on paper)
  • Evidence of their project scale, have they handled projects of the size and complexity you are planning?

A company that has delivered a N995 million luxury villa and a N6 billion federal installation has demonstrated the capacity to manage complex, high-value projects. A contractor with no verifiable portfolio is a significant risk, regardless of how low their price is.

2. Check Their Professional Credentials

In Nigeria, legitimate construction companies and their key personnel should hold relevant professional registrations. When evaluating a construction firm in Abuja, ask:

A company that cannot answer these questions confidently should raise immediate concern.

3. Evaluate Their Technical Capacity

Construction is not just about laying blocks and plastering walls. A capable construction company should have in-house capacity across multiple disciplines or clear partnerships with specialist subcontractors for the work they do not handle directly.

Questions to ask:

  • Do they have in-house electrical and mechanical engineering capability, or do they subcontract it?
  • What is their equipment inventory? Do they own their construction machinery, or do they hire everything?
  • Can they handle the full project, or will they be managing a chain of unknown subcontractors?

A full-service contractor reduces your coordination burden and creates clear accountability. If something goes wrong with a subcontractor, a good general contractor owns the problem and fixes it.

4. Assess Their Communication and Professionalism

How a contractor communicates before you hire them tells you a great deal about how they will communicate during the project. Ask yourself:

  • Do they respond promptly to calls and messages?
  • Do they show up on time for meetings?
  • Do they ask intelligent questions about your project, or do they just tell you what you want to hear?
  • Is their quotation detailed and itemised, or is it a vague round number?

A contractor who gives you a one-line quote with no itemization is not someone you want managing a multi-million naira project. Detail in the quotation reflects discipline in the execution.

5. Understand the Contract Before You Sign

Never begin a construction project in Nigeria without a written contract. The contract should clearly specify:

  • Full scope of work; what is included and what is not
  • Material specifications; the brand, grade, or standard of materials to be used
  • Payment schedule; milestones, not a lump sum upfront
  • Project timeline; start date, milestones, and expected completion
  • What happens if there are delays or cost overruns
  • The process for variations (changes to the scope)

A contractor who is unwilling to formalize these terms in writing is one you should walk away from.

6. Price Is Not the Same as Value

The lowest quote is rarely the best outcome. In construction, below-market pricing usually means one of three things: inferior materials, underpaid and under-skilled labour, or a plan to add extras once you are committed and cannot easily walk away.

This does not mean you should pay the highest price. It means you should compare quotations that are equivalent same scope, same materials, same timeline and then evaluate them against the contractor’s track record and professionalism.

The cost of correcting bad construction in Nigeria far exceeds the short-term savings of choosing a cheap contractor. Build right the first time.
